1. Planning aid, not a permit

The NH ADU Experts visualizer is a planning aid. The fit-check, setback overlays, lot coverage calculations, and "by-right" indicators are estimates generated from third-party datasets (NH Zoning Atlas, Regrid parcel data, NH DES, FEMA) plus our internal hand-curated rules for the top NH towns. They are not a building permit, zoning approval, or legal determination. We verify every setback, wetland, septic, and zoning rule directly with your town before quoting a final price or beginning construction.

2. Pricing

All-in prices shown for our 9 models include: base build, on-lot site prep, foundation, utility runs within the lot, permits, design fees, and standard finishes per the model's spec sheet. They do not include town water/sewer tap or impact fees (which vary by town), or major site conditions uncovered after a site visit (ledge blasting, septic redesign, etc.). Final pricing is set after a site visit and town verification.

3. AI assistant disclosure

When you lock a placement, you may receive automated emails from our AI assistant. It identifies itself as an assistant in its first message. It never quotes prices outside what's published, never commits to build dates, and always defers final fit and setback determinations to a town-verified review. A human operator (Dylan, Jeff, or our marketing lead Dunc) reviews every lead.

5. No warranties on the visualizer output

The visualizer is provided "as-is." We make no warranty that the fit-check, setback line, or "by-right" classification is correct in every case for every lot — town ordinances change, parcel datasets have errors, and individual lots can have grandfathered or non-conforming conditions only a town official can resolve. Our 5-year build warranty covers the physical ADU we construct — it does not cover the visualizer's estimates.
