8 TO 12 WEEKS, START TO FINISH.

Faster than a custom build. Slower than a tiny home delivery. We do this on the same calendar, every time — from the day you lock your placement to the day you hand keys to a tenant.

  1. WK 1–2
    Step 1
    Lock + Site Visit

    Lock your placement → Dylan or Jeff calls within 5 minutes → site visit within 7 days. We confirm grade, access, and the actual setbacks with your town. Final all-in price quoted. Agreement signed.

  2. WK 3–4
    Step 2
    Permits + Verification

    We pull the building permit with your town. Wetlands, septic, and zoning rules confirmed in writing. Your ADU enters the build queue.

  3. WK 5–6
    Step 3
    Site Prep + Foundation

    Clearing, excavation, foundation poured to spec. Water, sewer, electric, and data trenched in from your house to the new pad.

  4. WK 7–9
    Step 4
    Set + Buttoned Up

    ADU arrives on-site and gets set on the foundation. Roof tied in, exterior weather-sealed, utilities connected. From the outside it looks done.

  5. WK 10–11
    Step 5
    Interior Finish

    Final electrical and plumbing. Flooring, fixtures, paint, appliances. Walk-through with you for any punch-list items.

  6. WK 12
    Step 6
    Inspection + Keys

    Town final inspection. Certificate of Occupancy issued. Keys handed over. You can have a tenant in by the end of the week.

WHY 8 VS 12

8 weeks if your lot is clear, permits sail through, and you pick a Bean / Strafford / Lee. 12 if you're on a flagship 2-bed, hit a wetland buffer review, or your town meets monthly.

Build-timeline FAQ

+What pushes us toward 12 weeks instead of 8?
Three things tend to add time: (1) wetland or shoreland buffer review by the town, (2) ledge or septic issues discovered after site visit, (3) towns that only meet monthly for permit approval. We surface all three at the site visit so you know what you're signing up for.
+When does the clock actually start?
When the agreement is signed and the deposit lands. We start ordering long-lead items (ADU into the build queue, foundation materials) the same day.
+Can you go faster than 8?
Honestly — rarely. We've done 6 once when the lot was already permitted and we slipped into a cancellation slot. Don't count on that. 8 is the floor for a normal build.
+What happens if you miss the date?
If we miss the agreed final-inspection date by more than 14 days for reasons that aren't on you or the town, we credit $250/week against the final invoice. It's in the contract.
+Can I move in before the final inspection?
No. The Certificate of Occupancy is the green light. Moving in early is technically your call but it's a code-enforcement risk and we don't recommend it. The 12-week target assumes the CO is in hand before keys change hands.
